Buying

Mortgage repayment calculator

What you would pay each month, and how much interest you pay over time.

  • What it means

This works out what you would pay each month on a mortgage, and how much interest you would pay over the whole term.

  • Why it matters

The monthly figure is what has to fit your budget. The interest total shows how expensive the loan is beyond the house price.

  • When to use it

Use it when you have a price, deposit, rate and term in mind, or when you want to see how changing any of those moves the payment.

  • How to read the result

A lower monthly figure is easier to live with. A shorter term or lower rate usually cuts total interest. This is an estimate, not a lender quote.

Methodology

Rules checked against published sources as of 2025-04-01.

  • Repayment mortgages use the standard amortising payment formula with a constant interest rate.
  • Interest-only payments are principal times annual rate divided by twelve.
  • Loan to value is mortgage divided by property price.
